A typical tour of a house that our highly experienced inspectors would take prior to giving the homeowner an estimate or recommendation include:

  • Furnace – check existing furnace capability and efficiency; blower configuration (up-flow, down-flow or horizontal)

  • Furnace ventingnewer, more efficient furnaces radiate less heat than older systems

  • Flue or chimney liners may be required to reduce their size.

  • Without liners, a more efficient system may not put out enough heat to fill the volume of the ducts. which can let cold air enter the chimney or flue.

  • This can cause condensation and moisture buildup in the chimney.

  • When combined with the flue gases, this moisture forms an acid that can actually eat into material.

  • Additionally, this water buildup can seep into the mortar and freeze in the wintertime.

  • As the water freezes, it expands, which can cause serious, costly, damage to the chimney.

  • Many companies do not take this step, as the material is expensive and it is a difficult, labor-intensive operation.
